Catena’s property portfolio to grow – company acquires newly built logistics facilities in Landskrona from the DSV Group

Today, Catena has signed an agreement with DSV Road Holding A/S to acquire a property in Landskrona. The acquisition expands Catena’s property portfolio by just over 180,000 m2 of logistics space. Access to the property takes place in connection with the signing of the agreement.

The tenant in the newly built logistics facilities is a subsidiary of the international DSV Group, which offers transport and logistics solutions and has operations in over 80 countries. The acquisition is taking a corporate transaction, with an underlying property value of approximately SEK 2.4 billion and is taking the form of a sale-leaseback transaction. The purchase price for the shares amounts to approximately SEK 600 million after deduction of deferred taxes. DSV is signing an 11-year lease in connection with the transaction.

The property in question, Örja 1:22, is located in an optimum position logistically, right next to the E6/E20 motorway in Landskrona municipality. The site area is around 274,000 m2 and the lettable area is just over 180,000 m2, distributed over two recently constructed buildings. The property will be certified to BREEAM Excellent, and its roof features a large solar cell plant with a total capacity of 14 MWp installed by the tenant. The ambition is to supply the facilities with renewable energy and enable electric vehicle charging, with any surplus being transferred to the local power grid. The warehousing space in question includes both automated solutions and cold storage areas.

“We’re growing and we’re not only adding substantial state-of-the-art, well-conceived logistics space to our property portfolio, we’re also forging a deeper relationship with DSV, which is becoming one of Catena’s biggest tenants,” says Jörgen Eriksson, CEO at Catena.

“At DSV, we feel confident with Catena as our new landlord. Their history and knowledge in logistics and real estate is impressive and they have high ambitions in the area of sustainability just like us,” says Brian Winther Almind, Executive Vice President at DSV Group Property.

“Catena is a long-term partner that works closely with its customers, and through active management and our expertise, we are laying the very best foundations for developing this property and our partnership with DSV even further,” continues Fredrik Renå, Regional Manager South at Catena.

The estimated net operating surplus will be around SEK 147 million, with the tenants taking possession on 31 May 2024. The Swedish headquarters of DSV, which is located in the neighbouring property, is not included in the acquisition. As recently as March 2024, Catena acquired the Tornbornahögen 7 property in Ättekulla industrial area in Helsingborg from the same seller.
