Catena begins the final phase at Logistics Position Ramlösa

Catena has signed two lease agreements with ICA Fastigheter AB for Logistics Position Ramlösa in Helsingborg. The company will be leasing space in an existing facility and also in the final property to be built at the site.

In 2021, Catena won the land allocation for the Vevaxeln 1 and Vipparmen 1 properties alongside Nowaste Logistics, following a contest run by the City of Helsingborg. The resulting project includes three logistics facilities totalling approximately 77,000 m² in area, and two facilities have been completed to date.

ICA Fastigheter has now signed an eight-year lease with Catena for the final building, which is yet to be constructed at Logistics Position Ramlösa. The new build encompasses 18,042 m2. The building in question is being certified according to BREEAM Excellent and Sweden Green Building Council NollCO2 standards. Construction is planned for completion in late 2026 or early 2027, at which point ICA will take occupation.

ICA is also moving into one of the existing facilities at Logistics Position Ramlösa, where a separate eight-year lease with Catena is in place. The company plans to move into this 16,753 m2 facility in summer 2026, after refrigeration areas and other amenities have been installed.

In conjunction with these latest developments, Nowaste Logistics will be consolidating its operations at Logistics Position Ramlösa into the larger of the two existing facilities – a space of 42,000 m2 where Catena has recently invested approximately SEK 150 million in an automated overhead-crane warehouse. Catena’s lease with Nowaste Logistics comes into force on 1 March 2026, after which around 20,000 m2 remains to be rented in the building. Should ICA later choose to leave the location, Nowaste Logistics still has an option in place to lease those spaces.

“ICA is a large, important player in the Helsingborg region, so when we were asked if we could vacate certain areas at Ramlösa and Catena could offer equivalent areas elsewhere, we really wanted to help,” says Johan Kallin, CEO of Nowaste Logistics.

The total investment for the entire project at Logistics Position Ramlösa is estimated at SEK 1.4 billion, with a net operating income in the region of SEK 98 million once all the facilities are leased.

Logistics Position Ramlösa was named Logistics Establishment of the Year 2023 by Intelligent Logistik, Helsingborg has long been a recognised region for logistics, with excellent transport links and proximity to population centres in the Öresund Region and the rest of Europe. The designated land area totals approximately 154,000 m² along the E6 highway near Ramlösa in Helsingborg and is regarded as one of the best locations in the region.
